To Sell or Not to Sell…The Pros of the Holiday Housing Market

Selling a home during this time of year can be tricky, especially for homeowners who love to decorate for the holidays. While some may argue that it does not make sense to put (or keep) a home on the market during the holiday season, several realtors we have spoken to advise that it may not be a horrible idea. After all, holiday decorations make nearly any house feel more like a home. Additionally, holiday entertaining and the threat of unexpected visits from friends and neighbors delivering presents often force people to keep their homes fairly tidy during this time of year. Finally, it is important to note that while there may be fewer house hunters swinging by for an open house when it is cold and holiday festivities abound, the reality is that the people who do show interest in a home are most likely more serious. In other words, the people looking for a home right now are probably more qualified candidates than the throngs of people who check out the local open houses on the block during the warm summer months.

Below are a few quick tips for selling a home during the holidays. These tricks will ensure that your home is beautiful and festive, but not overdone in the eyes of potential home buyers who are more decor conservative.

  • Decorate, but show restraint and avoid excessive ornamentation
  • Use fresh greens to decorate and make your whole home smell great
  • String lights conservatively around the entry way for a welcoming glow, but limit the number of outdoor decorations to ensure that potential buyers actually see your house (not just the decorations)
  • Make sure that the holiday decor you choose is classic in nature to appeal to a variety of styles, and choose seasonal decorations that compliment the rest of the home
  • Avoid strongly scented candles that may be overpowering for some people

A Safer Holiday - Tips for A Beautiful and Safe Season

In true holiday season fashion, there is no rest for the weary. Between holiday shopping and holiday decorating, we all have a busy few weeks ahead of us. The ladies of Home Intel, however, like to think that stringing Christmas lights and arranging seasonal decor are fun tasks despite the fact that they require extreme patience at times.

Knowing that more than 12,000 people are treated for decorating-related injuries including falls, burns and shocks from hanging lights or putting up Christmas trees and millions of dollars of property losses are also reported each year*, we wanted to highlight a few safety tips to ensure your holiday season is not only beautiful but safe. While these tips are not new, we feel it is important to remind our readers about the importance of safety during the holidays and winter months.

Avoid Fire Hazards - Many fires are started because of dry Christmas trees and overloaded electrical sockets. To help reduce the risk of fires this holiday season, consumers are urged to water their Christmas trees often (daily) and avoid overloading sockets with multiple cords and plugs. Additionally, consumers who use candles for added ambiance during the holiday season are reminded to blow them out before leaving the house or going to sleep at night. Of course, homeowners can also rely on battery-operated candles for an even safer option.

Maintain Fireplaces & Check Smoke Detectors - As the winter months approach, homeowners and renters should consider checking their smoke detectors to make sure they are working properly. Chimneys should also be cleaned before lighting fires in the fireplace. Finally, it is essential that all space heaters are positioned safely in any room, away from furniture, draperies and decor.

Bright Green Books to Get You Through the Dark Winter Days

The weather is getting colder and days are getting shorter. We’ve prepared ourselves for a long relaxing winter by expanding our green library.

This winter we’ve got big plans to read up on the best eco-living knowledge sources to transform our green savvy beyond the home. We want to understand how every choice we make, everything we buy, makes a difference. In 2010, our goal is to not only create a more sustainable home, but more sustainable occupants as well.

Here’s a few of our recent pick-ups:

· “Ecopreneuring: Putting Purpose and the Planet Before Profits” – This book tells the story of dedicated individuals who found a way to merge business success with extreme sustainable operating standards. In addition to providing business tips this is an inspiring, can-do book for someone just beginning to “go green” all the way to the veteran eco-minded.

· “Eco Intelligence – How Knowing the Hidden Impacts of What We Buy Can Change Everything” – Often on HomeIntel we talk about market trends and what new products and brands are hot. In “Eco Intelligence” Daniel Goleman discusses how consumer spending creates eco-consequences and benefits. This book gives whole new meaning to buying green.

· Confessions of a Radical Industrialist” – In this book Ray Anderson, founder and chairman of Interface, gives his business philosophy and model for Interface - Mission Zero — zero waste, zero pollution, zero use of fossil fuels, and zero use of materials from the earth that cannot be renewed rapidly and naturally. This is an interesting read that provides eco-perspective from a big business leader.

· Clean Energy Common Sense: An American Call to Action on Global Climate Change – We know that you know that one friend, coworker or family member that has yet to buy into the green movement and really understand the importance of sustainable living. This book would be the perfect holiday gift for that person. In Clean Energy Common Sense Frances Beinecke, president of the Natural Resources Defense Council, targets those who have yet to go-green and really believe that it’s an essential movement. We also like this because it’s an easy read with simple and clear language and messaging.

If you want to really make this winter a green-reading fest you could even purchase a Kindle, Nook, or SONY ebook to read your eco-books with a clear conscience.

Today’s Modern Offices: Innovative Design Means Flexibility and Increased Productivity

The tried and true “form meets function” concept of home interior design certainly applies to office designs, and then some. Unlike a home where a handful of people are living, an office has to account for the productivity and work- styles of multiple types of people.

Home Intel also realized, during research, that “office design” can mean different things to different people, but most often is a mix of furniture choices, spatial layouts, power and storage. Oh, and toss in the “green” component for good measure. It’s as diverse as the companies out there.

Overall the fact that offices are aligning workspace to meet the needs of the changing workforce isn’t what we’d call “new news.” But, gone (or quickly going by the wayside) is the “prairie-dogging” style of work where folks poke their heads up out of their cubicles to catch up with a co-worker.

Some companies are replacing the “cube farm” with a wagon wheel design that has smaller single-person office spaces with lower walls as the spokes, and inside the wheel is a collaboration center in the form of a conference table setting.

Even textiles are seeing a revolution in the office world. The new design is more contemporary and cutting edge,” said Kelly Burrows-Reeves, account manager for David Burrows Limited, a manufacturer’s representative group. “Manufacturers are mixing different materials together to create a more modern aesthetic. For example, wood with metal, Corian, or back painted glass.”

Burrows-Reeves also agrees that office layouts are getting smaller, so furniture companies are finding creative ways to provide storage to clients.

Here are some of the more emerging trends in office design and layout:

  • Flexibility – Whether it’s furniture on caster wheels so that they roll into configurations that improve group work or arranging different departments according to their individual dynamics (more privacy or better communication), flexible work environments are critical.
  • Mobile power sources – With flexibility comes the need to “plug in” quickly and easily. Power sources, like the HBF’s casegoods docking station are popping up in innovative places making it easier for people to move around the office and find quick and easy power for PDAs, phone and computer.
  • Furniture innovations – Making better use of storage and smaller layouts, today’s furniture designs are minimalistic and functional. The “sit-stand” LOOK UP even elevates the work surface to a higher level to accommodate people who want the flexibility to stand up wheil doing their job. According to BOB article, this design would appeal to people in jobs like call centers.
  • Green – According to Burrows-Reeves, most of the new office buildings are going for LEED certification, so the furniture and textile companies are producing products with very strong green Initiatives to help them contribute to their LEED certification. Furniture is a small portion of the certification, but every little bit counts. Some design firms will only specify products that are Greenguard certified or meet their environmental standards.
  • Hoteling – This is an industry buzzword that means that off-site employees are now provided space – whether it’s an office that offers small workstations that people can sign up for or a locker to keep personal or office items – to make the office more “home” for them when they are in town.

Home Insulation Tips for a Warm House This Winter

Last week we gave a few tips on habits to develop to stay warm while being energy efficient this winter.  We realize there are a variety of ways to approach this idea and for this week’s post we’re focusing on one of our favorites - home sealing.

A big focus for homeowners is how to bring the heat in; but often overlooked is how to keep the cold out. There are a lot of great products out there to ensure every nook, cranny and crack in your home isn’t letting any cold air in or heating energy out.

Random tiny cracks and gaps - A foam or caulk product can be the answer to finding a quick fix for the various cracks around your home. Visit Dap’s website for information and tips on how to use caulk to better insulate your home.

Electrical outlets - Outlet seals are a quick and stylish way to cover the not-so-obvious cracks around switches and outlets. We like this product because it is painless to install and offers a quick solution for homeowners.

Windows and doors - Windows and doors represent the more obvious areas where cool air finds its way into your home. When it comes to properly sealing the windows and doors in the home, a range of products can be helpful. For instance, draperies and window and door flashing products can be especially insulating. For a doubly green way to seal your windows use bubble wrap from all those holiday packages and gifts you receive this year.

It’s a “Brand-New” 2009 Holiday Season

Halloween is over, Thanksgiving is upon us, and the holiday spirit has made its way to retailers once again. Frantic shoppers everywhere are on the hunt for the perfect gift and the holiday buzz is all over the news, from magazines to newspapers, to television advertisements and online. No matter where you look, consumers are bombarded with the “best,” and “all-new,” products of the year. The seemingly familiar trend among companies is the “Quarter Four,” product launch which takes full advantage of the biggest shopping season of the year to promote their anticipated best sellers.

This year some of the top brands in the home and building category introduced some really innovative and practical products that mirror a traditional version with an exciting new twist.

For example, one of IMRE’s very own clients, Black & Decker, announced a series of new product launches last month that suit the practical gift-giver’s desire. One of the fun favorites among our staff is the Flex Cordless Mini Canister Vac, a step up from the traditional DustBuster. The product was launched in October 2009, and has received phenomenal reviews both internally and in the news. PeoplePets columnist, Lindsay Tyler stated, “The Flex is perfect for a pet owner — especially one with cats.” The Flex has a pet hair-cleaning accessory and 4-foot extending hose unlike other traditional models that makes creates added versatility.

Additionally, in October, Dyson introduced an all-new bladeless fan that expels 119 gallons of smooth and uninterrupted air every second. The first of its kind, this new bladeless technology distributes the air in a smooth motion that avoids the traditional choppy airflow that has existed for over 125 years.

Lastly, GE is currently promoting its all-new microwave grilling oven on its website. The model has dual functions to heat and grill traditional dishes. Just in time for the holidays, GE offers this new product that could be a perfect solution for a joint holiday gift for the family to share.
